Colorado Mountain Estates is located in the mountains 5 minutes from Florissant, snuggly tucked in between Dome Rock State Wildlife Area and the Florissant Fossil Beds National Monument. It's a very typical mountain subdivision where the homes are tucked here and there, up and down with the lay of the land. Some homesites have awesome views, some have enormous rock formations, and some are tucked away in trees. UTILITIES: Homes are on wells and septics.
In my opinion, you can't get farther away than this subdivision..unless you're looking in Bear Trap Ranch. This community is probably too far if you have to commute to the Springs...it would be approximately a one hour commute. If you work in Cripple Creek then it would be a good choice. Some of the homes in this community have gorgeous views...possibly some of the best! WATER: Association/District (central water system). Visit www.mountainmutual.com to get water information for this community. Mountain Mutual operates the central water system for CCME. Water is drawed from wells located in the Gillette Flats area of Teller County and fed to each individual property owner's cistern. They are federal and state regulated and the water is tested accordingly. Effective 12/31/11, properties will be required to have their water metered. Dues are not mandatory. If you choose to participate, they are approximately $30/year. They go to maintenance of the 3 common properties including a warming hut at the main property. They donate to the fire departments, library, etc. They also have an annual BBQ in July and a Halloween party!
Indian Creek - This is a very popular subdivision where most of the lots are 4+ acres. The community is comprised of mfd. homes and stick built homes. Many people choose to live here and still make the commute to Colorado Springs. This is overall a covenanted community, but Filings 1, 2 & 3 have no covenants (possibly more). UTILITIES: Homes are on wells and septics.
PARADISE VALLEY RANCH - Located halfway between Divide and Florissant just off Highway 24. Offers easy access. Properties are on large acreage (35+ acres). No active HOA, but there are covenants. UTILITIES: Homes are on wells and septics.
Covenants have expired so there are no covenants here.
WILSON LAKE ESTATES
This community is easily located right off Highway 24 less than two miles west of Florissant. It is a combination of stick built homes and mfd. homes.
