Rosewood Hills

Rosewood Hills is a small community that is nestled between Woodland Park and Divide, Colorado off County Road 25 (aka Trout Creek Road). This beautiful community is heavily treed with pines and aspens, and is near Pike National Forest with views of Pikes Peak and Rampart Range. Hike or right your ATV along the many trails. In Rosewood Hills, you will see lots of wildlife to include mule deer, fox, squirrels, and bear to name a few.

There are 46 properties in this community. The majority of homes were constructed in the 1980-90’s, but there are lots available with new construction happening even today. The roads are county maintained and natural gas is available.

Active HOA? Yes

Dues: Not mandatory

Water- Association Water. Rosewood Water. There is a $300 membership fee that is required at closing. Monthly system fee is $50/mo., and it is $0.25/gal.

Animals? No animals are allowed other than household pets. Dog run areas are allowed upon the approval of the Board and are to be placed in the least visible place from the road; metal fence posts are prohibited. Split rail with mesh is strongly suggested.

Campers allowed to be parked on the property? Yes, campers are allowed, but approval by the Board is encouraged.  

Fencing Allowed? Continuous perimeter fences are prohibited. Dog run fencing is allowed upon approval of the Board.

Shooting of firearms? Discharge from any firearm is prohibited; to include guns, BB guns, paintball guns, bow and arrows, etc. Hunting is prohibited.

Open Fires? Open fires are prohibited other than in the fire barrel in the recreational area upon approval of the Board.

New Construction Information:

            A single-family dwelling of at least 1800 square feet, and a minimum of one car garage is allowed per lot. Plans must be approved by the Board prior to construction. The exterior of the home must be a natural color that goes along with the harmony of the neighborhood. Culverts shall be installed in the ditch of each drive way in accordance with Teller County Road Specifications at owner’s expense.
