This subdivision is located off Lower Twin Rocks Road (CR 42) as you head west out of Divide. It is a mixture of stick built homes and manufactured homes. 

Water is provided by the Arabian Acres Metropolitan District. Current monthly assessment is $160, plus $.015 cents per gallon. If usage is over 5,000 gallons, cost is double. $8,000 tap fee, $250 transfer fee. They have 9 wells and 30,000 gallons of storage capacity and serve 145 homes. (All of this is subject to change, so please contact the District). Tap fees are $8,000 if you want to tie into their water district. 

Dues are mandatory and are $50.00/YR (applies to Filings 2 & 3).

Properties are on septic tanks. 

No chickens are allowed. One horse per lot is allowed. Teller County allows a horse only if the lot is at least one acre, therefore at least an acre is needed for a horse. 

You can store your camp trailers on your lot with approval. 

You can fence your lot with approval.

Hunting/shooting is prohibited in the neighborhood.
