Rosewood Hills is a small community of 46 homesites nestled between Woodland Park and Divide off CR 25 (aka Trout Creek Road). The majority of the homes were constructed in the 1980-90’s, but there are lots available with new construction happening even today. The roads are County maintained and natural gas is available. This beautiful community is heavily treed with pines and aspens, and is near Pike National Forest with views of Pikes Peak. Hike or ride your ATV along the many trails. In Rosewood Hills, you will see lots of wildlife to include mule deer, fox, squirrels, and bear to name a few.
Water is provided by Rosewood Water. There is a $300 membership fee that is required at closing. Monthly usage fee is $50/month and it is $0.25/gallon.
There are covenants, but there are no mandatory dues at this time. There is an active HOA.
No horses or chickens are allowed. Household pets are okay. Dog run areas are allowed with approval and must be placed in the least visible place from the road. Metal fence posts are prohibited.
Continuous perimeter fences are prohibited. Split rail with mesh is strongly suggested.
Campers are allowed to be parked on your property.
Discharge of firearms is prohibited. Hunting is prohibited.
